The site shares almost 400 metres of frontage to the busy Stapylton Jacobs Well Road, as well as an easement to the south of the property that could provide a secondary access point.
Mr Brock said the expansive plot of land was flat and ideal for development, but was currently zoned for rural purposes rather than residential or commercial development.

He said they were in discussions with the local council about rezoning the land for urban uses in order to develop housing or commercial real estate.
House prices in Jacobs Well have raced away lately, up 17.4% to $1,027,500 during the 12 months to June 2024, according to PropTrack.

The property is within walking distance to the Jacobs Well village and waterfront, which hosts Queensland’s busiest boat ramp and a gateway to the southern Moreton Bay islands.
There are also a number of projects surrounding the property such as a designated future marine precinct at Steiglitz to the north, which currently is home to Horizon Shores Marina, according to the listing.
The Queensland government recently announced nearby Norwell as the new home of harness racing for the state, with plans to convert 200 acres of cane land into a centre of excellence for the industry by 2026.

Mr Brock said the expressions of interest sales campaign for the property was going well, with a few interested parties so far.
“We’re going to wait and see what offers come in from developers,” he said.
He said it was likely to be a longer process given pending council approvals and potential zoning changes.
