A man has died and a woman is fighting for life following a fire at a Brisbane unit, which Queensland Police are treating as suspicious.

Jasmin Boyd, 33, was found on the footpath outside the home after she escaped the blaze.

Boyd sustained serious burns to “approximately 40 per cent of her body”, including to her hands and face, according to Queensland Ambulance Services spokesperson Doug Buchanan.

“We noted that she had burns to her airways, which would indicate that she has potentially inhaled some hot gases or smoke,” Buchanan said.

The body of Boyd’s on-and-off again fiance Danny Carr was found inside the living area of the property after the fire was extinguished about 5pm.

Friend Lee Smith told 7NEWS that Carr was vulnerable as he was “blind and partly deaf”.

Neighbours used a hose to try to help Boyd outside the Albion home.

“She was just black from being burnt, it was horrific to see,” one neighbour told 7NEWS.

Investigators are treating the cause of the fire as suspicious until they can determine how it began.

“From our point of view, it is hoped to find a cause and an origin to help with closure”,

Queensland Fire and Rescue spokesperson Daniel Rasmussen said he hoped to find the cause and origin of the fire to bring “closure” for the deceased’s family.

Boyd remains in a critical condition in the ICU at Royal Brisbane and Women’s Hospital.

Queensland Police believe it may take days for her condition to improve to a state where she can be interviewed.
